to Cape Cod real estate pros - 11/08.
Many leading Cape Cod brokers have contacted me over the past few months asking for my opinion as to why their internet traffic has slowed and leads seem to be drying up. Having thought it through, here is my reply to them concerning the reasons for this situation: Question? Why have my website traffic and leads slowed so much as of late? Answer: "Well clearly, that's what we're trying to correct here. I'm certainly not an economist... But in my opinion, I think there are two primary reasons your leads have slowed/stopped. #1. I think one needs to start off by looking at the larger picture. Much of the Cape Cod real estate market is retirement, investment, second home and 1st time buyers. In addition to that, the majority of real estate purchased by those types of buyers are from people currently living outside our market. So when the credit markets freezed about a month ago, beyond the fact that consumer confidence is at historical lows so that that group of buyers are apt to hold off on making a major purchase like real estate, the vast majority of people in the catagories noted above are simply unable to get a mortgage.. even if they felt they were personally in a position to do so, which many dont. So in the least attractive time of the year for our market (off-season, right before the holidays, increasing unemployment, global slowdown, failing mortgage lenders, credit squeeze, capital gains questions re election), it would make sense that the very first place that we would find a complete drop-off in activity from our "off-cape" buyers - is on the internet. My opinion is that it will get better, but it will get worse before it gets better, and the Cape will realize a disporportionate share of the pain over many other locations. Prices rose too high too fast. So we had further to fall. #2. You are not alone, I have 3 appointments this coming week from brokers who tracked me down to try and help them with the same things that you are concerned with. That speaks volumes. So, I dont think there's much of anything that any of us can do over this last quarter, other than position yourself for when things get back to "normal", which is why we're trying to make the moves we have been over the past few weeks... If you take all the elements into account, it is a perfect storm for Cape Cod brokers. You should remember that even though your "members" list isn't growing, that does not mean that your site or the group site is not getting traffic or being seen by buyers, they are. There are simply less buyers who feel they are in a position to purchase that Cape Cod home at this time, so they are hesitant to sign up for updates. Would you spend time shopping at Saks if you had no cash, your 401K had lost 43% of it's value in one month and your credit card company went bankrupt? Probably not. Well thats what the buyers are dealing with. |
